The hail question, answered first

Every honest conversation about metal roofing in North Texas starts here, because we are in the highest hail loss corridor in the United States and it is the single thing most likely to disappoint you later if nobody mentions it now.

Metal dents. It very rarely leaks. Those are two different statements and the distinction is the whole argument.

When a large stone hits an asphalt shingle, it fractures the fiberglass mat and knocks off the granules, which is functional damage: the shingle has lost its ability to keep water out over time. When the same stone hits a metal panel, it usually leaves a dent. The panel is still watertight. The roof still works. It just does not look the way it did.

So the question is not whether metal survives hail, because structurally it usually does. The question is how much you care about the appearance afterwards, and how your insurance treats it.

Cosmetic damage exclusions, which are the real risk

This is the part that catches people, and it is worth reading your policy for before you spend the money.

Many Texas carriers apply a cosmetic damage exclusion to metal roofs. It means that if hail dents your panels but does not compromise their ability to shed water, the insurer treats the damage as cosmetic and does not pay to replace them. Some carriers apply it automatically to metal, some offer it as a premium reducing endorsement you can decline, and some do not apply it at all.

The practical consequence: a homeowner can install an expensive metal roof, take a serious hail hit, and find the roof is dimpled across every south facing plane with no coverage to do anything about it. That is not an insurance failure, it is what the policy said. But it is a genuinely unpleasant surprise.

Before you commit to metal in DFW, call your agent and ask one specific question: does my policy contain a cosmetic damage exclusion for a metal roof, and if so can I decline it and what does that cost. The answer should influence your decision. If your carrier will not cover cosmetic hail damage on metal, you are accepting that risk yourself for the life of the roof.

What reduces the denting

  • Heavier gauge. Gauge numbers run backwards, so a lower number is thicker metal. A 24 gauge panel resists denting substantially better than a 26 gauge one, and the cost difference is modest relative to the whole job.
  • Striated or ribbed panels. Small stiffening lines rolled into the flat of the panel add rigidity and, just as usefully, break up the reflection so minor dimpling is far less visible than on a smooth flat pan.
  • A solid substrate. Panels installed over solid decking with underlayment dent less than panels spanning open purlins, because there is something behind them.
  • Steel over aluminum. Aluminum is softer and dents more readily, though it will never rust.
  • Stone coated steel, which hides minor impacts in its textured surface and is often the right answer for someone who wants metal in a hail market and cares about appearance.

The types, and which suits what

Standing seam

Vertical panels joined by raised seams, with the fasteners concealed underneath. This is the premium residential system and the one most people picture. The concealed fasteners are the key advantage: there are no exposed screws with rubber washers to degrade in Texas UV, and no penetrations through the flat of the panel where water can eventually find a way in. Panels are also designed to move as they expand and contract, which matters enormously in a climate that swings from 20 degrees to 110.

Exposed fastener, often called R panel or 5V

Panels screwed down through the face with rubber washered screws. Substantially cheaper, faster to install, and extremely common on agricultural buildings, workshops, barndominiums and outbuildings across North Texas. The trade-off is maintenance: those rubber washers degrade under UV and need inspection, and eventually the screws need backing out and replacing. Left alone for fifteen years, an exposed fastener roof leaks at the screws.

Metal shingles and stone coated steel

Pressed to resemble slate, tile or shake, and installed in courses rather than long panels. They suit homes where a standing seam would look wrong architecturally, and stone coated products handle hail appearance better than smooth panels. Worth a look on a traditional Dallas house where the owner wants metal longevity without the modern agricultural look.

Corrugated

The classic wavy profile, cheapest of all, and best suited to sheds, barns and covers rather than the main roof of a house.

Finish matters as much as the metal. A quality coating in this market means a PVDF based paint system rather than a cheaper polyester. Texas UV is punishing, and the difference shows up as chalking and fading on a south facing plane within a few years on a poor finish, while a good one holds color for decades. Ask what paint system is specified, not just what color.

How metal performs in Texas heat

The intuition that a metal roof must be hotter is wrong, and the reason is worth understanding.

Metal has very low thermal mass. It heats quickly, and it sheds that heat almost immediately once the sun moves off it. Asphalt is the opposite: it absorbs heat all afternoon and radiates it into the attic for hours after sunset. On a Dallas evening the metal roof has already cooled while the asphalt roof is still pushing heat down through the ceiling.

Two things multiply that advantage:

  • Reflective coatings. Cool roof rated finishes reflect a large share of solar radiation rather than absorbing it. Color matters, and lighter is better, but a good reflective finish in a mid tone outperforms a cheap finish in a light one.
  • An air gap. Panels installed over battens or a ventilated assembly leave a space that carries heat away before it reaches the deck. This is where a meaningful part of the cooling benefit actually comes from, and it is a detail that separates a well designed metal roof from a panel screwed straight down.

Combined with correct attic ventilation, this is a genuine reduction in summer cooling load rather than a marketing claim.

Cost, and how to think about it

Metal costs several times what an architectural asphalt roof costs, and it lasts two to three times as long. Whether that is a good deal depends almost entirely on one question: how long do you intend to own the house?

If you plan to be there for twenty five years or more, metal is frequently the cheaper option measured across the period, because you buy one roof instead of two or three. If you might move in six years, you will not recover the premium, and a Class 4 impact resistant asphalt roof is very likely the better financial decision in this market. Things that push a metal quote up:

  • Complexity. Every valley, hip, dormer and penetration means custom flashing fabricated and fitted, and metal is far less forgiving of complexity than shingles.
  • Gauge and finish. Heavier metal and PVDF paint cost more and are usually worth it here.
  • Standing seam over exposed fastener, which is a large step in both labor and material.
  • Tear-off, decking repairs and any structural work.
  • Skilled labor. Standing seam is a specialist install and a bad one is expensive to put right.

Installation details that decide whether it lasts

Metal is less forgiving than shingles. A mediocre shingle install leaks eventually. A mediocre metal install can start causing problems in the first summer.

Thermal movement

A long steel panel expands and contracts measurably across a Texas temperature range. Standing seam systems use clips that let panels slide. If panels are pinned at both ends, that movement has nowhere to go and it works fasteners loose, distorts panels and opens seams. This is the most common serious error we see.

Oil canning

The visible waviness in the flat of a panel. It is an inherent characteristic of light gauge metal rather than a defect, but it is made much worse by an uneven deck, over-tight fastening or handling damage. Heavier gauge, striations and a properly flat substrate all reduce it. A good contractor will raise it before you see it; a poor one will explain it afterwards.

Fasteners and dissimilar metals

Screws must suit the panel material. Putting the wrong fastener into the wrong metal sets up galvanic corrosion that eats the joint from the inside. The same applies to flashing and to any copper in contact with steel.

Underlayment

A high temperature synthetic underlayment is required beneath metal, because the assembly runs hotter than the equivalent under shingles and standard felt degrades. This is a line item that gets quietly downgraded on cheap quotes.

Edge and penetration detailing

Eaves, rakes, ridges, valleys and every pipe and vent need purpose made flashing. Sealant used in place of proper flashing is a repair with a countdown on it.

Metal over an existing shingle roof

It is sometimes possible to install metal over one existing layer of shingles, and in the right circumstances it saves the tear-off cost and keeps material out of landfill.

The conditions are strict, and they are worth insisting on:

  • The decking underneath must be sound, which you cannot verify without looking
  • The existing surface must be flat enough not to telegraph through and cause oil canning
  • Local code and the total number of layers must permit it
  • A separation layer or batten system is needed so the shingle granules do not abrade the panel from underneath
  • The structure must carry the additional load

Our general view is that on a roof with any doubt about the decking, tear-off is the right answer. The saving is real but it is not worth installing a fifty year roof over a deck nobody inspected.

Living with a metal roof

The noise question

The persistent myth is that metal roofs are loud in rain. That comes from barns and porch covers, where a panel spans open purlins with nothing behind it. On a house, with solid decking, underlayment, an attic space and insulation between the panel and you, a metal roof is not meaningfully louder than asphalt. Some owners find rain on it pleasant.

Lightning

Metal does not attract lightning. If a house is struck, a metal roof is arguably safer, because it disperses the charge across a large conductive surface rather than concentrating it, and it is non combustible.

Maintenance

  • Keep valleys and gutters clear so water and debris are not held against the panels
  • On exposed fastener systems, inspect the screws and washers periodically and expect to replace them at some point in the roof’s life
  • Trim overhanging branches, which abrade the finish in wind
  • Have penetrations and sealant joints checked, since sealant has a shorter life than the metal it sits against
  • Do not walk on it casually. There are right places to step and wrong ones, and dents from foot traffic are entirely avoidable

What the installation actually involves

Metal is a slower job than shingles and the sequence is worth knowing, partly so you can tell whether the crew on your roof is doing it properly.

Measuring and ordering

Standing seam panels are cut to length for each run, frequently roll formed on site from coil so there are no horizontal seams on a long slope. That means the measuring has to be right before anything is made, and it means a lead time. Custom flashing for valleys, ridges, walls and penetrations is fabricated to match. This stage is longer than homeowners expect and it is where errors become expensive.

Tear-off and deck preparation

Old roofing comes off, the deck is inspected and repaired, and flatness matters far more than it does under shingles. A dip that would disappear under asphalt will telegraph through a metal panel as visible waviness for the life of the roof.

Underlayment

High temperature synthetic across the field, with ice and water shield in valleys and around penetrations. Standard felt is not appropriate under metal because the assembly runs hotter.

Panels and clips

Panels are set from one end and secured with clips that allow them to move as they expand and contract. Seams are then either snapped or mechanically seamed with a rolling machine, depending on the profile. Mechanical seaming gives the better weather performance on low slopes.

Flashing and trim

Eave, rake, ridge, valley, wall and penetration flashings are fitted. This is the slowest part of the job and the part that determines whether the roof leaks. On a complex roof it can take longer than laying the panels.

Timescale

Expect notably longer than an asphalt replacement. A straightforward standing seam roof is typically several days rather than one or two, and a complex one longer still. Anyone promising a metal roof in a day is describing exposed fastener panels on a simple slope, which is a different product.

Common metal roofing problems we get called to

  • Leaking screws on exposed fastener roofs. By far the most common. Rubber washers have degraded, screws have backed out, or they were overdriven at installation and cut through the washer. A full re-screw with larger diameter fasteners is a standard remedy and buys years.
  • Panels working loose from restricted movement. The result of pinning panels at both ends, so thermal expansion fights the fasteners until something gives.
  • Failed sealant at penetrations. Sealant has a much shorter life than metal. Where it was used instead of proper flashing, the roof starts leaking long before the panels are worn out.
  • Corrosion at cut edges and dissimilar metal contact. Field cut edges left unprotected, or the wrong fastener in the wrong metal, produce rust streaks that stain the whole panel below.
  • Damage from other trades. Satellite installers, HVAC technicians and solar crews walking on panels and drilling through them. On a metal roof, every unauthorised penetration is a leak waiting for the next storm.
  • Oil canning from a poor substrate, which cannot be fixed after the fact without removing panels.

Where metal makes the most sense in DFW

  • Long term ownership. The case is strongest when you are not planning to move.
  • Low slope sections where shingles are marginal and a mechanically seamed metal system is genuinely more appropriate.
  • Complex or steep architectural roofs where the appearance justifies the cost.
  • Barndominiums, workshops and outbuildings, where exposed fastener metal is the obvious and economical choice.

  • Owners who have decided they are done with roofing. For some people the appeal is simply never doing this again.

Where it makes less sense is a homeowner planning to sell within a decade, or one who would be genuinely upset by cosmetic dimpling after a hail storm and whose carrier excludes cosmetic damage. In those cases we will say so.
